Before you move in, you'll receive a written residential tenancy agreement (lease) that outlines your rights and responsibilities, how rent is paid, utilities, and the terms of the tenancy. You’ll also receive a property condition report to record the state of the property at the start of your lease. It's important that you review and understand these documents carefully.
Your Rights and Responsibilities
Under the Residential Tenancies Act 1987 (WA), you have important rights as a tenant, including quiet enjoyment of the property, proper notice before inspections or rent increases, and the right to request repairs in a reasonable time. You also have responsibilities such as paying rent on time, keeping the property clean and undamaged, and complying with lease conditions throughout your tenancy.
While A Wiser Choice manages your property on behalf of the owner, we encourage open communication — whether it’s reporting maintenance needs, asking about lease terms, or seeking clarification on your rights. Good communication helps ensure a positive rental experience for everyone involved.
Moving Out or Ending Your Tenancy
When it's time to end your lease, a Notice to Vacate must be provided in accordance with WA rental laws. The required notice period depends on your lease type and the reason for ending the tenancy. Your property manager will explain the steps involved, ensuring you meet your obligations and understand the process.
We recommend giving notice in writing and keeping a copy for your records. This helps avoid misunderstandings and ensures compliance with tenancy standards.
